The Silver Heights Plaza, a 3-building commercial strip mall is soon going to rise from the former Silver Heights Community Centre at 2080 Ness Avenue, Winnipeg Manitoba. This project is about 62,000 sq. ft. with approximately 15,000 sq. ft. building area. This project has ample parking for 104 units, 2 delivery docks, 2 garbage disposal units, 3 utility rooms and storage areas, 2 front signage directories and a 24-ft. wide driveway to accommodate fire trucks from going inside the property and near the buildings in case of fire.
This project became a challenge for us because the length is so long (approx. 620 ft.) and the depth is too narrow (approx. 100 ft.) and yet we need to include the requirements all together including a 10-feet setback from the property line at the back with 6-feet high fence required by the city engineers for the zoning permit and a back-to-back parking lot at the front required by the owner. Thus we arrived to this plan after five revisions to which the last two considerations include the provision of 5-metre easement for an existing combined sewer that cuts the lot in two and the change building design from the massive brick walls to the new earth-toned painted stucco finish with modern minimalist concept. The project is intended to bring businesses and professional services closer to the neighboring community this is why we received a 99% positive feedback from the people who have attended the open-house at St. Stephen’s and St. Bede’s Church last Nov. 3, 2012. At the end of the day, people see this project to raise-up the value of their community to a higher level.
